Abstract
The focus of the research is the integration of Building Information Modelling (BIM) with dy-namic database in order to provide a powerful instrument to control the variables of Facility Management, Operation and Maintenance (FM-O&M) field. The paper underlines the results of a theoretical and practical study about BIM and FM integration in the Public Administration field, combining the main benefits of in-formation storage offered by database application with the advantages of Building Information Modelling. The analysis is performed on a building portfolio of 450 public assets and develops a replicable procedure that implements innovative tools and methods to manage the variety of processes within the built environment.

Abstract
The research provides a practical case study to demonstrate how clients can derive value from digital information technologies and technics devoted to the management of data and information with reference to Facility Management (FM) and Asset Management (AM) activities. During the study, public assets of around 450 buildings in a municipality were analysed over a two-year time-frame. The public body acts both as client and as asset manager, facilitating the study of interactions between the two phases that is usually hindered due to the fragmentation of the subjects involved. This study demonstrates in the first instance the value of an effective information management process and secondly possible impacts and value areas of KM in building information modelling-based FM and AM. The case study presented can help clients understanding the value of information and knowledge management technologies and techniques in current asset interventions and/or in the development of future projects.

Abstract
The introduction of Public Deliberative Practices approach is not recent among all decision-making processes that are—directly or through associations representing collective interests—oriented to community involvement. Although the use of these practices is consensus-oriented, the pursuit of specific knowledge and choice democratization, involving communities and their territories together with man-made environments, become ever more important since it offers opportunities for discussions that designers, planners, promoters of processes are often reluctant to undertake. Now that Pope Francis claims that “A consensus should always be reached between the different stakeholders, who can offer a variety of approaches, solutions and alternatives”, the evolution of decision-making processes, forged over the past 10–20 years finds a new opportunity for legitimation.
The theme of the Ministry of Defense’s actions concerning the disposal and development of the built heritage—widely debated during recent years—is likely to be one of the paradigms of transparency within the declined decision-making process, in particular, in relation to the Participatory Spaces Planning. The goals of the Ministry of Defense for the property sector are the rationalization and development of military infrastructures—in line with art. 26, DL 133/2014, so-called “Sblocca Italia”—through the optimization of the ones still needed and the allocation to other purposes of those not essential anymore. Once accepted, this scenario for urban and economic regeneration, aimed at increasing social welfare and quality of life, is necessary to establish a path for transformation, including participatory-planning processes starting from citizens’ involvement. The recent and quick progress of Information Construction Technology (ICT) Systems that facilitate a successful organization of information allows the optimization of the decisional process and the achievement of more readable and, if possible, more sharable results between public entities and private citizens.

Abstract
The paper underlines the importance to apply a methodology that integrates the Building Information Modeling (BIM), Work Breakdown Structure (WBS) and the Laser Scanner tool in conservation and reuse projects. As it is known, the laser scanner technology provides a survey of the building object which is more accurate rather than that carried out using traditional methodologies. Today most existing buildings present their attributes in a dispersed way, stored and collected in paper documents, in sheets of equipment information, in file folders of maintenance records. In some cases, it is difficult to find updated technical documentation and the research of reliable data can be a cost and time-consuming process. Therefore, this new survey technology, embedded with BIM systems represents a valid tool to obtain a coherent picture of the building state. The following case consists in the conservation and reuse project of Milan Lyric Theatre, started in 2013 from the collaboration between the Milan Polytechnic and the Municipality. This project first attempts to integrate these new techniques which are already professional standards in many other countries such as the US, Norway, Finland, England and so on. Concerning the methodology, the choice has been to use BIM software for the structured analysis of the project, with the aim to define a single code of communication to develop a coherent documentation according to rules in a consistent manner and in tight schedules. This process provides the definition of an effective and efficient operating method that can be applied to other projects.

Isolamento acustico di immobili esposti a rumore di infrastrutture di trasporto: proposta di un termine di adattamento specifico per aree aeroportuali

Abstract
Nel presente elaborato si espone lo studio acustico condotto mediante l’analisi dei valori di LAmax delle singole manovre di decollo e di atterraggio di un aeroporto lombardo. Ai singoli movimenti si associa il relativo spettro sonoro, nell’intento di studiare e prescrivere, nell’ambito di un regolamento edilizio comunale, le caratteristiche più adeguate di isolamento per le diverse zone coinvolte da disturbo da rumore aeroportuale.
L’obiettivo dell’analisi consiste nell’individuazione di uno spettro medio di rumore aeronautico per lo specifico contesto aeroportuale, da confrontare poi con lo spettro di rumore stradale gravante sulla medesima realtà comunale. Le due forzanti vengono riportate ad un unico Overall e, riferendosi alla metodologia già utilizzata dalla normativa UNI EN ISO 717-1, si ricava la proposta di un termine di adattamento specifico per il rumore aereonautico indotto dall’aeroporto in studio. Il territorio prescelto è momentaneamente caratterizzato dalla non applicabilità del parametro Lva e, per questo motivo, caratterizzabile attraverso il parametro LAeq, che nello scenario futuro potrà risultare inapplicabile in quanto l’area oggetto di studio dovrebbe infine essere ricompresa in zone di rispetto aeroportuale. Per questa ragione e dovutamente alla necessità di operare delle analisi di tipo spettrale sui singoli movimenti aeronautici, si è optato per eseguire anche dei rilievi mediante il parametro LAmax, il quale è riconosciuto dalla European Environment Agency (EEA), insieme a LAeq, come indicatore di stress e valutazione del livello di performance.

Abstract
Nel progetto di conservazione e ri-uso del Teatro Lirico di Milano per la prima volta hanno trovato applicazione alcune tecniche avanzate di analisi e di gestione dei progetti che utilizzano modelli procedurali in adozione di un codice di comunicazione finalizzato al perfezionamento del quadro documentale di un progetto definitivo ovvero di un progetto esecutivo attraverso l’utilizzo di un software parametrico BIM ottimizzato in combinazione con l’analisi strutturata del progetto (Work Breakdown Structure - WBS).
Il risultato ottenuto ha evidenziato come tale procedimento consenta il perfezionamento di un codice di comunicazione in grado di garantire coerenza, efficacia ed efficienza a tutta la documentazione di progetto avendo la certezza che i contenuti di qualunque documento descrivono i caratteri informativi (indicazioni progettuali), per quanto lo specifico documento sia chiamato a esprimere.
Il modello procedurale consente inoltre retro-azioni di verifica e assestamento garantite dal forte legame che si viene a creare tra tutte le entità che appartengono all’ambiente gestionale in cui il progetto risulta collocato in ragione degli strumenti che vengono adottati: WBS, BIM.
L’utilizzo di un Cad BIM associato allo strumento della WBS consente d’integrare l’informazione geometrica che trova rappresentazione nel modello tridimensionale, con i dati caratterizzanti le scelte progettuali (materiali, livello di degrado, caratteristiche delle soluzioni tecniche adottate, qualità del risultato auspicato) in modo tale che tutti i documenti del progetto (definitivo, esecutivo) possano disporre del medesimo quadro informativo cui attingere gli specifici contenuti del singolo documento che sarà così in grado di garantire e sostenere il progetto in tutte le sue fasi: ideazione, verifica e validazione, scelta del contraente, esecuzione e suo controllo, chiusura del progetto e collaudo, gestione del costruito e manutenzione programmata, dismissione.

BIM based sound control for school buildings

Abstract
The paper deals with acoustic analysis referred to school buildings, using a research methodology concerning BIM tools, reverberation time in classrooms and the acoustic insulation of school building skins.
The method has been employed in the renovation project of a school building in Milan, in order to guarantee the best acoustic solution for student’s learning.
The renovation project deals with the rearrangement of an existent school building. The customer’s project requirements are classrooms greatest flexibility, possible consequences of design on student’s learning and a focus on Montessori learning method. The study focuses on the simulation of the acoustic climate in the classrooms and the identification of the best internal surfaces material, in order to achieve better acoustic comfort.
This process started from a Building Information Model, which constitutes the common database for all the stakeholders involved. This include also the acoustic analysis, which has employed the BIM Model information (geometrical, materials, etc.) in order to get a logical result. This process is not obvious because of the lack of collaboration between the different actors of a project and the absence of interoperability with acoustic analysis models.
The purpose of this dissertation is employing the BIM methodology to compare different school building solutions, in order to determine the acoustic quality perceived inside them.

Prediction of acoustic comfort in a new settlement in Milan

Abstract
The paper deals with acoustic analysis referred to residential settlements, using a research methodology concerning outdoor environments, materials and building skins. The method, here employed in the new residential settlement Milan-based CityLife, usually intends to solve problems about indoor spaces, such as auditoriums, theatres and sports arenas, in order to guarantee the best acoustic solution. The new residential project located in Milan consists of various kinds of buildings, grouped in different courtyards shapes, that have different façade design criteria (related to their architectonic composition). The study focuses on the identification of the best façade skin material, in order to achieve better acoustic for environmental comfort, at the best price.
We designed two different kinds of vertical façade walls in the way to reduce the road traffic noise around the considered buildings using reflective or absorbent materials in building skins. In order to investigate the noise distribution on this area, we have carried out an acoustic simulation mapping, by means of cone tracing method. Maps are connected to sound pressure level at various height from the ground and it shows the effect of skins reflection or absorption. Simulations are carried on the present situation and verified by measurement in situ. The purpose of this dissertation is employing a methodology to compare different residential environments with different building skins solutions, in order to determine the acoustic quality perceived inside them.

The use of BIM in the restoration of the Teatro Lirico

Abstract
The paper deals with the employment of advanced methods for restoration project with the implementation of a communication code that focuses on the drawing up of the entire project documentation in a coherent way. It is possible by means of Building Information Modeling (BIM) in association with a structured project analysis such as Work Breakdown Structure (WBS).
The project of Teatro Lirico in Milan has been developed with this methodology for the first time in a restoration project, which requests the improvement of a specific communication code that can ensure congruence and efficiency as required by European Union Public Procurement Directive, with the addition of information about specific location of restoration interventions.
The WBS allows to locate and identify the restorative measures and interventions of the facades of Teatro Lirico. Following, the data of the WBS has been included in the BIM model of the theatre.
The purpose of this dissertation is to describe the methodology that allows to design the fronts of Teatro Lirico with the assurance of a good result through interoperability between BIM and WBS with restorative measures locations.
Finally the correct and coordinated application of Building Information Modeling and Work Breakdown Structure allows a considerable improvement, specifically in a restoration project, of the construction process.

Abstract
Noise is a critical environmental situation strongly perceived by the population. It is estimated that in the European Union there are about 100 million people exposed to noise pollution, including at least 20 million with health consequences that depending on different sound sources to which they are daily exposed. Noise pollution is a key parameter in defining the environmental quality of a building, which if placed in a noisy environment, it is certainly commercially less attractive.
This also involves a considerable difference in value for apartments having a noise exposure exceeding allowable limits and a poor acoustic insulation.
This article focuses on these last series of properties, analysing the example of a residential property which is not in compliance with DPCM 5/12/1997 and compares it in economic terms to the same building performed in accordance with the current legislation, assessing the difference of construction costs.
Therefore, this involves a difference in value between the relevant property units that have a noise exposure exceeding allowable limits, and a degree of improper acoustic insulation.
We propose a cost estimation about how the poor sound insulation of an apartment can affect on the total cost of construction. In this specific case, this method made it possible to identify precisely the cost of rehabilitation by analysing all the works necessary for the performance of the intervention in order to repair the defect.
The proposed methodology aims to demonstrate the advantage in the construction of a build- ing in accordance with national regulations, through an analysis that evaluates the cost of construction.
This is achieved by estimating restoration or damages costs that may occur when the same building is constructed without building passive acoustic requirements.
